Community Bank is seeking an experienced Mortgage Loan Originator to cover the Nashville and Brentwood areas.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following
Originate mortgage loans (secondary market); current established realtor and builder relationships preferred; develops new referral relationships with realtors, builders, and other sources in order to proactively solicit business and conduct sales related calls to meet specific loan origination goals. Some bank branch leads are available. Counsels customers, takes applications, conducts preliminary underwriting reviews, and submits complete loan applications to processing.
This position requires National Mortgage Licensing System (NMLS) registration under the terms of the S.A.F.E. Act.
- Thorough knowledge of underwriting requirements for FNMA, FHLMC, FHA, VA, and USDA.
- Complies with all mortgage compliance and regulations. (GFE, RESPA, TIL etc)
- Strong sales ability
- Excellent verbal and written communication skills-
Engages in outside marketing and promotional activities to support individual mortgage sales by making realtor/builder visits, making presentations, attending open houses, frequenting trade shows and local realtor/trade events
Conducts interviews with prospective borrowers in order to analyze financial and credit data, determine customer financing objectives, advises customers of product/pricing policies and guidelines, and gather all required financial information.
Request property appraisals, applicant credit reports, tax returns, background checks, reference checks, and other information pertinent to loan applicant’s evaluation.
Analyzes applicant financial status and credit to determine feasibility of granting loan. Prepares loan disclosures accurately as required by Federal/state laws (e.g., Good Faith Estimate, Truth-In-Lending)
Meets established loan quality and department/individual production goals.
Negotiates terms and conditions of loans with customers according to bank standards. Explains timeline of the mortgage loan process. Submits loans through Automated Underwriting system for loan review.
Submits complete loan package to mortgage loan processor and mortgage underwriter for verification of application information.
Maintains contact with customers, realtors and builders as necessary during various stages of the loan process.
Develops and maintains successful relationships with business referral sources and prospects new mortgage lending opportunities.
Assures timely loan closing and attends closing.
Informs applicant of loan denial or acceptance.
Establishes daily rate sheet for bank personnel and realtors.
Identifies and analyzes potential loan markets to develop prospects mortgage loans.
Advises mortgage loan manager of external factors that may affect bank lending policies, such as new or revised legislation and regulations. Recommends appropriate changes to bank policies and procedures
Promotes and cross-sells other bank products and services as appropriate to customer requirements.
Provides loan data to support marketing and sales promotion programs.
Assists customers with inquiries and information requests, and resolves complaints relating to loan products and services offered.
